We finally transferred the title.

We finally transferred the title on our new condo and registered it with the municipality of Quito. As I wrote before, the builder let us live in the condo after we paid about 70% of the cost of the condo. In March 2010, we did Promesa de Compra Venta (notarized)  to cement our intention to buy. We paid $190 for notarizing this document.
After we paid all the money to the builder we started the process to transfer the title to our name. The process took us five weeks and the cost was about $1200. It was done by a lawyer and notary.
The next step is to write (with the lawyer help, of course) a will.  " It is advisable for a foreigner (in Ecuador) to make a will, to avoid long and hazardous proceedings for inheritors and family members." from http://www.globalpropertyguide.com/Latin-America/Ecuador/Inheritance
